Built from 17,649 live advertised rental observations, it shows the familiar trade-off in sharper detail: prime coastal postcodes still command the highest apartment rents, but they still do not produce the strongest gross yields.<br><\/p>\n\n\n\n<p>Malta\u2019s rental market in 2026 has strengthened where you would expect, but not always in the way investors might hope.<\/p>\n\n\n\n<p>Prime coastal rents have moved higher again. Gross yields have not. That is the clearest year-on-year takeaway from this latest dataset, which captures the market as it currently looks through <strong>17,649 live advertised rental observations<\/strong>, including <strong>16,309 apartment listings<\/strong> and <strong>1,340 house listings<\/strong>.<\/p>\n\n\n\n<p>That matters because this is not a backward-looking summary of annual averages. It is a live snapshot with thousands of data points, giving a clearer picture of where rents have strengthened, where pricing has stayed flat, and where higher capital values are squeezing returns.<\/p>\n\n\n\n<p>The headline numbers are simple enough. Apartment asking rents in Sliema and St Julian\u2019s now average <strong>\u20ac1.6K a month<\/strong>, against a Malta-wide apartment average of <strong>\u20ac1.35K<\/strong>. Gozo remains the cheapest apartment market at <strong>\u20ac900 a month<\/strong>. But while prime coastal postcodes still win on monthly rent, <strong>Central and South Malta continue to look stronger on gross apartment yield<\/strong>.<\/p>\n\n\n\n<p>That is the Malta property trade-off in 2026. Prestige is expensive. The spreadsheet noticed. Apartment asking rents there rose by <strong>11.5% year on year<\/strong>, the strongest regional increase in the dataset, even though it remains Malta\u2019s cheapest apartment market overall.<\/p>\n\n\n\n<p>There is also evidence of more targeted strength in specific bedroom bands. In the raw sheet, <strong>Central one-bed apartment rents rise by 7.5% to \u20ac1,075<\/strong>. <strong>North one-beds increase by 10% to \u20ac1.1K<\/strong>. In the prime coastal belt, <strong>two-bed apartment rents climb by 7.1% to \u20ac1.5K<\/strong>. <strong>South Malta\u2019s two-beds remain flat at \u20ac1.2K<\/strong>, which is one reason the region still stands out as a more yield-friendly market.<\/p>\n\n\n\n<h2 id=\"jobs-tourism-and-supply-kept-rents-firm\" class=\"wp-block-heading\"><strong>Jobs, tourism and supply kept rents firm<\/strong><\/h2>\n\n\n\n<p>Malta rental prices in 2026 are not doing anything especially mysterious. They are doing what strong job growth, heavy tourism and expensive coastal property usually make them do.<\/p>\n\n\n\n<p>Official labour data shows total employment reached <strong>over 330K<\/strong> in late 2025, up <strong>2.9% year on year<\/strong>, adding more tenants to Malta\u2019s main job centres and commuter belts.<\/p>\n\n\n\n<p>Tourism continues to add another layer of demand. Malta recorded <strong>over 3.5 million inbound tourists<\/strong> in 2024, and <strong>almost 85% of guest nights<\/strong> were spent in rented accommodation establishments. That does not explain every individual rent increase, but it does explain why landlords in Malta\u2019s busiest rental zones still feel confident testing higher asking prices.<\/p>\n\n\n\n<p>Supply is growing too, but not at a scale that has made prime areas feel cheap. Malta approved <strong>over 12K new dwellings<\/strong> in 2025, and <strong>72.1% of them were apartments<\/strong>.
