This week, it\u2019s time for Malta rentals and we\u2019ve gone big. We analysed more than <strong>15,000 advertised rental properties<\/strong> across Malta and Gozo to get a proper snapshot of the market. That included <strong>over 14,000 apartments<\/strong> and <strong>1,200 houses<\/strong>. Not scourced from a single site either, this is a broad sample designed to reflect what people are actually paying in rent.<\/p>\n\n\n\n<p>Malta might be a small island, but the differences in rental prices, especially between houses, or between properties in Sliema and Gozo are vast. That\u2019s <strong>\u20ac300 above the national average<\/strong> and <strong>\u20ac650 more than Gozo<\/strong>.<\/p>\n\n\n\n<p>Everywhere else, Central, North, South of Malta rents cluster neatly around the \u20ac1,200 mark. What surprised us? The fact that average apartment rents in the <strong>North<\/strong> are actually <em>below<\/em> the national average. These groups aren\u2019t typically in the market for houses. They want a well-located flat, ideally walking distance to lectures or shifts. With so many of them competing for similar properties, prices tend to cluster tightly around a stable average.<\/p>\n\n\n\n<p>In the <strong>South, prices hold surprisingly firm too<\/strong>, often close to what you\u2019ll find in the Central or Northern regions. Part of this is <strong>down to improved infrastructure<\/strong>. The Marsa Junction has made commutes far easier, and several large roads have been upgraded. Paola, Tarxien, and neighboring towns also host a good number of public sector jobs and industrial employers, steady work that keeps the rental market ticking.<\/p>\n\n\n\n<p>Another interesting dynamic is at play: many younger Maltese took advantage of government schemes like<a href=\"https:\/\/expatax.mt\/malta-property-market-update-and-government-incentives\/#grants\" data-type=\"link\" data-id=\"https:\/\/expatax.mt\/malta-property-market-update-and-government-incentives\/#grants\"> first-time buyer grants <\/a>and<a href=\"https:\/\/expatax.mt\/malta-property-market-update-and-government-incentives\/#reduced-stamp-duty\" data-type=\"link\" data-id=\"https:\/\/expatax.mt\/malta-property-market-update-and-government-incentives\/#reduced-stamp-duty\"> reduced stamp duty<\/a> during the latest housing push, acquiring suburban apartments. These properties, often well-built and modern, are now coming onto the rentals market. The result? A fresh supply of relatively uniform flats helping to prop up rents around \u20ac1,200. That subtle boost from public support and upgraded inventory isn\u2019t just anecdotal\u2014it\u2019s part of the reason the South punches above its weight in the specifically in the apartment market. If apartment rents seem relatively predictable (Sliema aside), house rentals prices are another matter entirely.<\/p>\n\n\n\n<p>The <strong>North<\/strong> takes the top spot, with average monthly house rents of <strong>\u20ac3,500<\/strong>\u2014<strong>three times higher<\/strong> than the average apartment rent in the same region. That\u2019s even well above <strong>Sliema\u2019s \u20ac2,500<\/strong> average for houses. Surprised? Don\u2019t be. Detached villas with pools in <strong>Mellie\u0127a, San Pawl il-Ba\u0127ar<\/strong>, and nearby areas come with hefty price tags and drag the average up quickly.<\/p>\n\n\n\n<p>Once again, <strong>Gozo<\/strong> remains the most affordable house rental market, with a regional average of <strong>\u20ac1,200<\/strong>, essentially what you\u2019d pay for a flat in Central Malta. Properties range from under <strong>\u20ac1,000 to well over \u20ac10,000<\/strong> in rental prices. That\u2019s not a typo. Ultra-luxury villas skew the top end, but they\u2019re part of the market.<\/p>\n\n\n\n<p>By contrast, <strong>Central and Southern Malta<\/strong> show much tighter ranges for houses. Expect rents from <strong>\u20ac1,500 to \u20ac3,000<\/strong>, which aligns with mid-market demand: solid suburban homes, no frills, no marble driveways.<\/p>\n\n\n\n<p><strong>Gozo and the South<\/strong> come out looking far more restrained. In truth, we expected a slightly wider gap between them, considering the South doesn\u2019t have the psychological ferry barrier. But price-wise, they\u2019re closer than many might think.<\/p>\n\n\n\n<h2 id=\"final-thoughts-apartment-and-house-rentals-play-by-different-rules\" class=\"wp-block-heading\">Final Thoughts: Apartment and House Rentals Play by Different Rules<\/h2>\n\n\n\n<p>So, what does all this tell us?<\/p>\n\n\n\n<p><code><strong>Apartments<\/strong> are far more stable in price than <strong>houses<\/strong>.<br><strong>Gozo<\/strong> remains the rental <strong>bargain <\/strong>of the country.<br><strong>Sliema and the North show the wildest price swings\u2014especially for houses<\/strong>.<br>And if you\u2019re house-hunting in the North, brace your wallet. Seriously.<\/code><\/p>\n\n\n\n<p>Flat rentals tend to cluster around a narrow average. That\u2019s no coincidence\u2014with <strong>over 14,000 apartments<\/strong> on the market, competition is stiff. Landlords don\u2019t have much room to overreach\u2014stray too far from the going rate and tenants look elsewhere.<\/p>\n\n\n\n<p>Houses, though, are a different beast. They\u2019re fewer, and they come in all shapes and sizes\u2014terraced, detached, palazzini, converted farmhouses. With less internal competition and more room for interpretation, pricing gets fuzzy. Landlords can test the market\u2014and some clearly do.<\/p>\n\n\n\n<p>Next week, we\u2019ll bring it all together: <strong>sales vs rentals<\/strong>, and where the <strong>yields<\/strong> are strongest. In other words, where your euro works hardest.
