It quotes their lease registration reference number, a Lessee PIN and an Authentication Code. It says no action is needed, but it also makes clear these details will matter the next time the tenant applies for, or renews, a residence or work permit. This article explains what the codes are, why they now matter, and how to keep them safe.

What The Notification Says

The email is sent to lessees with a registered private residential lease and refers to the specific property. According to the notification, recent developments in the digitalisation and automation of administrative procedures mean Identità now requires the Lessee PIN and Authentication Code linked to a registered private residential lease. These details are to be used when processing applications for, or renewals of, residence and work permits.

The notification also confirms that the tenant does not need to take any action on the existing lease registration, and that it does not change the lease’s registration status.

At the time of writing, neither Identità nor the Boligmyndighed has published further guidance on the change. This includes a confirmed start date and details of where in the application the codes are to be entered. Tenants with an upcoming application or renewal should therefore keep the email to hand and check with Identità directly on how the codes will be used. The notification itself recommends doing so.

Why Lease Registration Is Linked To Your Permit

Since the Private Residential Leases Act (Chapter 604 of the Laws of Malta) came into force in 2020, private residential leases used as a primary residence must be registered with the Housing Authority. The legal duty to register lies with the landlord. Once a lease is approved, the Housing Authority sends an automated notification to all parties on the contract.

Identità already relies on this registration. Its current permit checklists ask applicants for their lease agreement together with a Housing Authority approval confirming that the lease has been registered or renewed.

The PIN and Authentication Code add a digital layer to this process. Instead of relying only on uploaded copies of documents, Identità can link an application to the registered lease record and confirm that the applicant is the lessee of that property.

Who Is Affected

The change matters most to third-country nationals who hold, or plan to apply for, a residence permit tied to rented accommodation. This includes Single Permit holders and other non-EU residents whose applications need proof of accommodation. Tenants who are not in a permit process can simply keep the email for future reference.

Practical Steps For Tenants

Save The Email. Store it somewhere you can find it, and consider saving a copy as a PDF. You may need these codes months later, at renewal time. If you don’t receive this notification in coming days, check with your landlord that the lease is registered or if provided details submitted to Housing Authority are correct. The PIN and Authentication Code are linked to your lease and your permit applications. If you move, a new lease means a new registration, and you will receive new codes.

Det større billede

Registration of rental contracts has become an essential step for tenants applying for residence documents, and the Housing Authority and Identità now exchange information more directly. For tenants, the practical effect is simple. A properly registered lease, and the codes that come with it, are now a core part of a residence or work permit application. Keeping both in order before your next renewal can save weeks of delay.

Tenants in Malta are receiving a Lessee PIN and Authentication Code linked to their registered lease, which Identità says it now requires for residence and work permit applications and renewals.
[4

post-13920","post","type-post","status-publish","format-standard","has-post-thumbnail","category-residency-and-visas","cs-entry","cs-video-wrap
["GET
